请问各位大侠：是不是和经纪签了合同，半年内只能通过该经纪买房？？

我们前几天给了一个offer，也和经纪签了合同。后来遇到朋友的房出售，私售的话，价钱便宜一些。请问我们这种情况，买朋友的房是不是也必须通过该经纪啊？？ :wdb4:

Depend on what kind of paper you signed with the agent. If it's a buyer agreement, yes, you need to pay commission to the agent, no matter if you get the source from the agent or from someone else. If you signed a customer service agreement, then you don't need to worry about the commission. You can buy another house without paying the commission to the agent.

还有一个问题，如果我买朋友的房不让agent知道，之前下的那个offer卖方应该也不会同意我们的价钱，所以那个offer作废。这样行不行啊？？

主要是，后面想买的这个房一点agent的功劳没有，为什么我要付钱给他啊？

Did you have a copy of that? Check the name of the agreement. That will be huge difference between those two type of agreement. First one, you become the client, second one, you are just the customer. Concepts of client and customer have different meaning in Canada (real estate).

Unless the agent doesn't know for his whole life. Otherwise, he has the right to ask for the commission from you.

谢谢啊~~~~签完字了经纪就拿走了，当时也都解释了签的是什么内容，没有copy啊。本来说今天拿过来的，现在也没来电话 :wdb14:

昨天签字的时候，有一张纸上写着commission是2.5%，我们提了一下，他马上说我们可以不给他任何钱，他有工资的，什么什么~~~

不过，实在跑不掉就算了，至少可以省了卖方经纪的那2.5%了 :wdb20:

不管你买房子还是买房子都是要经过经纪的,就算你们房价私底下说好,交易的时候还是必须通过经纪的,而且还必须有2个经纪一个买方一个卖方.

You don't need an agent if you and the seller made an agreement by yourselves. You need a lawyer in that case.

And sometimes there's only 1 agent, represent both seller and buyer, it calls duo agent.

If an agent involved before you made the deal, then you should know if the agent is representing you or just do the customer service. It's different.

不一定通过经纪的,我就是这样买到房的.卖主在售房广告上写明了不要买方经纪,我们只好跟我的经济说看上了这房,经纪也还好说话并且理解,恭喜我们了.不过你签了半年的合同，你还是先跟你的经济商量。

如果你买的房子你老公没有分额, 可以不用付中介费, 但是基本买房子都是夫妻联名的.

买房子一般都是联名的，好像不联名的话，将来卖房子或分配上就有问题，这个偶是比较晕倒的，夫妻共同财产怎么还会有问题？但我们买房子的时候就是这么告诉偶的。但如果是你的名字，你肯定是没有问题的，呵呵。。。 :wdb4:

我从朋友手里买了房子，用了同一个律师。但里面有好多的问题，似乎房子还手了，朋友也疏远了，所以我想最好！别从朋友处买任何东西！

其实都一样的,我来的时候我老公已经买房子了,而且还是在结婚前买的,虽然没有我的名字但也算夫妻共有财产的,当我现在想买以我的名字买房子的时候,我问了经纪,律师和银行里的人,每个人都告诉我虽然我是第一次买房子,但是由于我老公以前已经买过房子了,现在就算只以我的名义买那也只能算第二次购房了(很多新移民第一次买房子的优惠享受不到了),除非离婚.

随口说一句,夫妻可以开联名户口的,这样万一有什么事情拿钱也方便,好象曾经有个例子说老公出事情老婆不能从老公的帐户拿钱,结果是有钱也拿不出来,后来还要靠大家捐款.
