[FONT=宋体]来温哥华之前,朋友帮租了本拿比的房子,住着也舒服,挺好。由于孩子上学的缘故,决定搬到西温。暑假想回国,怕开学前太匆忙,所以现在就到西温找了不错的房子并马上签了合同([/FONT]7[FONT=宋体]月入住)。由于英语还没过关,尽管做此事之前阅读了本拿比公寓的合同,以为不到一年提前终止合同,只要陪付[/FONT]200[FONT=宋体]元就可以了。没想到,当提前一个月给物业书面通知的时候,他们说如果房子租不出去,合同就要继续直到一年期满。也就是说,还要再交两个月的房租([/FONT]9[FONT=宋体]月到期)。没办法,又跑到西温问人家是否可以退租,两个月以后再来?答案相同,如果房子租不出去,也是要赔款,因为已经签了合同。天哪,这个乱!初来乍到,不了解加拿大的法律。按说应该先去物业问清楚再办事,但头痛英语交流,只是读了读合同,按照自己的理解,[/FONT][FONT=宋体]就造成了现在的尴尬局面。[/FONT]

Liquidated Damages: if the tenant ends the fixed term tenancy before the end of the original term as set out in (B (8[FONT=宋体]月[/FONT]31[FONT=宋体]日[/FONT][FONT=宋体]到期[/FONT])) above , the landlord may, at the landlord’s option, treat this agreement as being at an end. In such event, the sum of $200 will be paid by the tenant to the landlord as liquidated damages, and not as a penalty, to cover the administration costs of re-renting the rental unit. The landlord and tenant acknowledge and agree that the payment of liquidated damages will not preclude the landlord from exercising any further right of pursuing another remedy available in law or in equity, including, but not limited to, damage to the rental unit or residential property and damages as a result of lost rental income due to the tenant’s breach of any term of this agreement.
